COMMUNICATION

You and your home are very important to me. I call or e-mail every one of our clients every Monday, whether it's good, bad, or no news. I am commited to giving you top-notch service. If you need to talk to me, I am available at our home, office and cars.

I check my e-mail daily and this is a quick and easy way for us to communicate.

PRICING

I provide a Comparative Market Analysis ("CMA") to help you price your home. A CMA takes properties that sold recently in your neighborhood and compares them to your home to arrive at a price range where your home should sell. The CMA will include full listings of the sold properties, and a summary that explains the adjustments made and a current market evaluation.

ADVERTISING

Your home gets the best advertising available in the Kalamazoo area through Prudential Preferred Realtors.

I advertise in the Homes & Land, Kalamazoo Gazette, company website (www.precar.com), and our full color magazine Preferred Homes arranged by school districts. Your home will also be featured on my own website (www.sellingkalamazoo.com).

You will receive a copy of every ad ran on your home. I suggest you make a folder to keep all of our communications in.

YARD SIGN

You will have the most recognizable real estate sign in the Kalamazoo area in your yard. Full Color home brochures will be available 24 hours on the sign.

MULTIPLE LISTING SERVICE

The Greater Kalamazoo Association of Realtors updates the online MLS system daily. Your home will have its own ad with a picture in the computer system and will be seen by 800 other Realtors and their clients.

Our MLS system covers Allegan, Barry, Van Buren, Kalamazoo, Calhoun, Cass and St. Joseph Counties.

Realtors that have clients looking in your area can call me to arrange showings. It is important to make the home available to be shown by all Realtors and I usually install a key box on the home.

INTERNET

Prudential Preferred has an award winning website. Your home can be accessed by a searchable database or by a link on my agent page.

Visitors to the website can take a Virtual Tour of your home. Our professional photographer will include complete interior and exterior shots of your home. Potential buyers can e-mail or page me directly for a private showing.

Virtual tours are available on diskette for those without internet access.

Your home will also be featured at National Association of Realtors site and on my home page. My home page has generated many buyers that are relocating from different areas and states!

OPEN HOUSES

Open Houses allow potential buyers to view your home and are a great marketing tool. Home brochures will be given out to guests and will keep those special features fresh in their mind.

Open House ads are ran in the Kalamazoo Gazette in full color. Our Sunday Open House ad is on the back page of the home section. Your open house ad has the advantage of high visibility through color and placement.

HOME BROCHURES

I create a full color brochure, similar to the Virtual Tour. Potential buyers can obtain these on the sign, showings and Open Houses and take home something to remind them of your house.

OFFICE DIGITAL PHOTO-TOUR

At our bi-weekly sales meeting all of Prudential Preferred's Realtors will watch a slide-show of new listings. I will describe your home and it's special features. This puts all of our Realtors to work for you.
